I want to tell you that there is always hope in buying a home. There are many programs to help you and even if ones credit is a little "iffy" there are still ways to find the security of home ownership. One way is to find a home where the owner will carry the note. This means you buy the home without having to get a mortgage because you are taking over the sellers mortgage.
Homes in Albuquere are very reasonable and you can find even new ones at the starting price of $120,000. There are lots of homes on the market now and with interest rates dropping it is a fabulous time to invest in a home for your family.
Many homes are on the market for a long time and this makes the seller very motivated to work with buyesr that have an interest. So don't be afraid to take the first step. A good agent will walk you through the whole process and explain all the documents necessary to purchase a home.
The first step is to call an agent you want to work with and feel a comfort level. Secondly, you will need to contact a mortgage company (unless it is an owner will carry) and talk to them about getting a pre-approval letter. This is an easy process so don't feel threatened by it. Then you tell your agent what your dream house needs are and they will send you listings of several homes that fit the bill. Then off you go to look at the house and once you find it your agent will write an offer on a "Purchase Agreement". This will be submitted to the listing agent and they will in turn contact the seller/s.
Sometimes the seller might counter which means they have added or taken out things in the "Purchase Agreement" and this Counter is given to your agent and then to you. You have the choice of accepting it or countering back. It is not uncommon to see several counters going back and forth.
Finally when seller and buyer agree on the counter they all sign and the broker opens escrow. The mortgage company, title company, and brokers work together to see that the escrow goes as smoothly as possible.
Then there is the close of escrow and you will come in and sign escrow documents and then- you are the proud owner of your dream home!!!
